When a restoration team arrives at your home after a flood or fire, one of the first decisions that gets made is whether your belongings will be cleaned and treated on-site — or packed out to an offsite facility.

For many homeowners, the pack-out process is one of the most anxiety-inducing parts of a restoration. Your things are going somewhere else. You may not be able to stay in your home. You're not entirely sure where everything is going or when you'll see it again.

Here's exactly what happens — and why the process is designed to protect your belongings, not just move them out of the way.

What is a pack-out?

A contents pack-out is the process of removing personal belongings from your home so that restoration work can proceed — and so that your contents can be properly cleaned, treated, and stored in a controlled environment.

Pack-outs happen for a few reasons: your home may not be safe to occupy while drying and remediation work is underway; certain items may need specialized cleaning that can't be done on-site; or the scale of the loss means that cleaning everything in place isn't practical.

What the pack-out process looks like

1. Inventory and documentation

Before a single item leaves your home, it is inventoried. Every item is catalogued — typically with photos and detailed descriptions — so that there is a complete record of what was removed, in what condition, and where it is going. This inventory becomes part of your insurance claim documentation.

2. Careful packing

Items are packed by category, with fragile items wrapped and protected. Boxes are labelled to identify both the contents and the room they came from, so that unpacking and return is organized rather than chaotic.

3. Transport to our secure facility

Packed contents are transported to our warehuse or storage facility

4. Cleaning and restoration

At the facility, items are assessed and treated appropriately: textiles go to specialized cleaning, electronics are assessed by technicians, furniture is dried and treated, documents are handled with appropriate care. Items are tracked throughout this process against the original inventory.

5. Return

When your home is ready — structure dried, remediation complete, repairs done — your belongings are returned room by room, reinstalled where they belong, and reconciled against the inventory. Items that were assessed as non-restorable during the process are reflected in your claim documentation.

On-site treatment: when it applies

Not every loss requires a full pack-out. For smaller, more contained losses — a bathroom leak that affected only a single room, for example — it may be possible to treat and clean items in place while drying equipment runs around them. Your restoration team will advise on the best approach based on the scale and type of damage.

What you can expect to stay involved

A contents pack-out doesn't mean you lose control of your belongings. You have the right to:

  • Review and sign off on the inventory before items leave your home
  • Flag items of particular sentimental or financial value for special handling
  • Ask questions at any stage of the process
  • Request updates on the status of your contents during restoration

Total Restoration keeps you informed throughout. Our goal is that when your belongings come back, you feel confident that each item has been accounted for and treated with care.

A note on sentimental items

Please tell us. If there's a box of your grandmother's letters, a child's artwork, a piece of jewellery that was your mother's — let your team know. These items get flagged for extra care and personal attention. Restoration is not just a technical process. It's the process of helping people get their lives back — and the things that tell your story are part of that.

The Total team serves the North Okanagan, Salmon Arm & Shuswap regions. If you have questions about the pack-out process or what to expect after a loss, we're always happy to talk you through it.
